Some Questions You Might Have:

Q: Are You Qualified?

A: Yes - Mike Woodbridge is an associate member of CAHPI BC (the BC branch of the Canadian Association of Home and Property Inspectors).  In addition to his training as a home inspector, Mike brings with him over 20 years of experience as a professional in construction.  Mike Woodbridge, became a registered architect in 1987 in England.  Mike retrained as a home inspector in Vancouver and now helps teach two House Inspection courses at BCIT.

 

Q: Are All Home Inspectors Qualified?

A: No - unfortunately, at the moment the industry is unregulated so anyone, even without training or experience, is able to call themselves a home inspector.

CAHPI (the Canadian Association of Home and Property Inspectors) is one of the two main professional associations for Home Inspectors in BC.  Members of CAHPI have completed a series of stringent exams and other qualification requirements.  BCIPI is the other organisation - both have broadly similar standards and interests.

 

Q: Are You Independent?

A: Yes – we work solely for our client and their best interests.  Mike’s years of training and experience as an architect has lead to a thoroughly professional and ethical approach to everything we do.  We do not pay or accept referral fees to or from anyone, as it would be foreign to everything we believe in.

 

Q: Do You Do Repairs Or Recommend Contractors?

A: No. We are a professional consulting firm specializing in building inspections and consultation. We believe it is a conflict of interest for a home inspector to recommend contractors to perform repairs. We offer an unbiased opinion on the condition of the property.

 

Q: How Much Does An Inspection Cost?

A: Our typical fee for an inspection of a 2700 sq. ft. home is $475 - factors such as size, age or complexity may affect the fee.  Please call regarding fees for consultation or commercial work.

If you are comparing inspection firms, we suggest that the level of service offered is more important than the lowest price.  We suspect the house you are buying is not the cheapest house on the market, but rather the house that you feel represents the best value for you.  We urge you to choose your home inspector the same way.

 

Q : How Long Does An Inspection Take?

A: A typical home inspection takes between 3 and 5 hours on site - older or larger homes can take longer.  As a courtesy to the seller of the home, they should be informed of the time involved once the inspection is arranged.

 

Q: Can I Follow Along During The Inspection?

A: We encourage clients to accompany us on the inspection, except while we are on the roof or other area that might be unsafe.  This can be a useful time to get to know the property and also to see the many things we look at.  It is a good way to get to learn more about the property, and perhaps a time to think about furnishing or decoration.

 

Q: Do You Provide A Written Report And Photographs?

A: Yes - our written report is prepared on site and is ready for you at the end of the inspection.  In addition, we take photographs of things of particular interest or significance and forward these, along with a commentary, after the inspection.  The report is comprehensive, but is presented in a way that is concise and easily understandable.  We take the time with each client to go through the implications carefully.

 

Q: Can We Contact You With Questions After The Inspection?

A: Please do - at any time.  We would be glad to answer any questions you might have after the inspection or after you move into your new home.

 

Q: What Do You Look At?

A: We perform a visual inspection of the major systems of the property.  These include the roof, exterior, structure, electrical, heating, cooling, plumbing, insulation and interior.  Our goal is to identify any existing major problems that would affect a typical purchaser’s buying decision and to identify problems that might cost $500 or more to correct (we will draw your attention to smaller items as we see them). There are further details in the Standards of Practice that we follow

We will add significantly to your knowledge of the home, but cannot tell you everything about the house.  Home inspections have to be based on what we can see at the time of inspection.  We cannot see through walls etc, but use careful observation and experience to try and identify signs of damage that might otherwise be missed.  No destructive testing or investigation can be performed as we cannot damage the owner’s property.

 Q: Do You Do UFFI Or Radon Inspections?
A: No, these are beyond the scope of a typical home inspection as they involve laboratory work or further investigation.  We would be happy to refer you to specialists.  If you are interested, we can send you well researched articles on UFFI (Urea-formaldehyde foam), radon and similar issues.
