What is a home inspection?

Woodbridge’s home inspections are thorough, visual examinations of the overall structure, components and major systems of a home, followed up by a written report. The purpose of a home inspection is to provide clients with a better understanding of the current condition of a property.

 

What is a Commercial Inspection?

The scope of a commercial inspection is similar to a home inspection, but relates to a retail, office or other commercial building.  Woodbridge Inspection’s reports are based on the ASTM E2018-01 industry standard.

 

 

When do I need an Inspection?
  • When buying a property:  A pre-purchase inspection can provide you with the information you need to know about the condition of the property you plan to purchase. More information leads to an informed purchase decision, which equals fewer surprises, and therefore minimizes  the risk to your investment.  No one wants to face large, unexpected costs shortly after a purchase.
  • When considering a renovation:  A home inspection can help you prioritize repairs and maintenance.  A pre-renovation inspection equals money spent in the right places.
  • When selling a home: A home inspection shows prospective buyers that every effort has been made to disclose the condition of the home. A pre-sale inspection can equal a faster sale.
  • When the warranty period ends on your new home:  After almost a year of living in your new home, you should be compiling a list of items that you want the builder to put right at the end of the warranty period. Use our End of Warranty service for a detailed examination of the components and systems in your home and to find building deficiencies you may not be aware of. We will put together an easy to follow, comprehensive report that you can give to your builder for him to correct.

 

 

Why do I need an Inspection?

Many people would not consider buying a secondhand car without having an expert carefully examine its condition and service history. Would you buy a property with less care and attention than a car?

 

Buying a house is the largest and most stressful purchase most of us will ever make. It makes good sense to have a knowledgeable, impartial specialist look over the home carefully and explain their findings to you. Usually money is tight after moving into a new home – no-one wants unexpected bills for large repairs. Our analysis of the property will drastically reduce your risk and will be useful during price negotiations. As an inspection typically costs less than 0.1% of the purchase price, this is the best money you will spend.

 

Why should I hire a member of CAHPI (BC)?

As a consumer, retaining the services of a qualified inspector protects your interests. Unfortunately, the lack of regulation in the industry means that anyone, even someone with no qualifications or experience, can call themselves a home inspector. Using a member of CAHPI (the Canadian Association of Home and Property Inspectors) to perform your home inspection assures you that you are hiring a professional with proven ability, experience and impartiality who can give you peace of mind and help you make confident and informed decisions.

As a member of CAHPI, Woodbridge Inspection maintains current industry knowledge and engages in regular professional development.

 

What do you look at during an inspection?

Woodbridge perform a visual inspection on the major systems of the property. These include the roof, exterior, structure, electrical, heating, cooling, plumbing, insulation and interior. Our goal is to identify any existing major problems that would affect a typical purchaser’s buying decision and to identify problems that might cost $500 or more to correct (we will draw your attention to smaller items as we see them). There are further details in the Standards of Practice that we follow (www.cahpi.bc.ca/buyer-standards).

We will add significantly to your knowledge of the home, but cannot tell you everything about the house. Home inspections have to be based on what we can see at the time of inspection. We cannot see through walls, but use careful observation and experience to try and identify signs of damage that might otherwise be missed. No destructive testing or investigation can be performed as we cannot damage the owner’s property.
